Service and Main Switchboard

Two new Main Switchboards will be required, each independently served by a busway from the Utility Vault. Main Switchboard #1, dedicated to Tenant and House loads, will be 4000 Amp - 277/480 volt. Main Switchboard #2, dedicated to Mechanical loads, will be 4000 Amp - 277/480 volt.


Distribution

There will be distribution panels, transformers, and panel boards located within the Main Switchgear Room for serving 277 volt lighting, 120 volt receptacles and local HVAC equipment and mechanical pumps which are located within the building quadrant where the Main Switchgear Room is located.

Two 2000 Amp - 277/480 volt, Full Neutral, Copper, Feeder Busways - Busways #1A and #1B - will be served from Main Switchboard #1 and run horizontally in the Basement until they reach the Central Electrical Riser Room; then they convert to a plug-in busway and run vertically up through the Electrical Riser Room and terminate at the top of the Fourth Floor.

The Central Core Electrical Riser Room will include the following:

a. Two 2000 Amp Busways #1A and #1B (Serving Tenant and House Loads).

b. One 3000 Amp Busway #2A (Serving Roof/Penthouse Mechanical Loads).

c. One 800 Amp Busway (Serving Emergency Loads).

d. Two 800 Amp Bus Plug-in units, one connected to Busway #1A and the other to Busway #1B.

e. Each Busway Plug-in unit will serve an 800 Amp Distribution Panel.

f. Each Distribution Panel will provide for future connection of Tenant feeders up to 400 Amp to allow for one tenant or more per quadrant.

g. One of the Distribution Panels will serve House loads, via a 277/480-volt lighting panel, transformer and 120/208-volt power panel.

h. Each Distribution Panel will have an adjacent NEMA 1 screw cover can for routing of future Tenant feeders through future current transformers for separate metering of each Tenant.

i. Each Tenant Metering unit and associated current transformers and power connection will be provided in the future Tenant Work. However, all required space for installing such equipment will be provided for within the Central Electrical Riser Room on each floor.

Tenant Electrical Room

One or more future Tenant Electrical Rooms at each quadrant will be provided within the Tenant Work to house all of the Tenant's electrical distribution equipment for their use. The connected load capacity will be in excess of 9 watts per square foot, exclusive of lighting and HVAC power.

Emergency Power

A 400 kW - 0.8 PF - 277/480 volt diesel engine driven Emergency Generator will provide power for the building emergency load requirements, such as egress lighting, exit signs, selected communications systems, and for selected emergency power for Tenant loads as allowed by Building Owner.

The emergency distribution system will include an 800 Amp Automatic Transfer Switch (ATS), Emergency Distribution Panel (EDP), (800A) and all necessary distribution equipment.

Lighting Control System

A Lighting Control System (LCS) will be provided for compliance with Title 24 Energy Conservation requirements for control of all required public spaces. This system will consist of a LCS Panel in each Central Electrical Riser Room with necessary microprocessor control of output relays for control of individual lighting circuits.

Conformance with Title 24 requirements within the Tenant Spaces will be obtained by use of California Energy Commission approved Occupancy Sensors located on walls and ceilings of the Tenant Space. The Tenant Space Occupancy Sensors will be provided in the future Tenant Work.

Cross Connect Rooms (Voice and Data Services)

A Main Cross Connection "MC" Room (approximately 20' x 20') will be provided at the Basement at the exterior of the building near to where Pacific Bell service is available from the street. This room will contain the "main cross connects" necessary to serve the downstream Intermediate Cross Connect "IC" Rooms. Multiple conduits will be required from the MC Room to run horizontally through the Basement to a Central Telecommunications Riser Room (approximately 15' x 15') located on all floors; conduit sleeves will be run between the IC Rooms between floors. Provisions for Satellite Dishes on the Roof shall be made to accommodate future Tenant installation.

Telecom Cross Connect "TC" Rooms (Future)

Each Tenant Space will require one or more Telecom Cross Connect "TC" Rooms. These rooms will be served from the IC Room on each floor. The TC Rooms for Tenants will be provided in the Tenant Work.

Fire Alarm System

This building will be classified as a "B" Occupancy "Low Rise." Therefore, no Fire Alarm System is required.

Fire Sprinkler Monitoring

A monitoring system will be provided to monitor all Fire Sprinkler water flow and valve tamper switches and report any occurrence to a Central Station.


HVAC System Smoke Detection and Shutdown

The building HVAC system will be provided with appropriate duct smoke detectors to shut down the HVAC system on detection of smoke. These detectors will be electrically powered with auxiliary relay bases to send a signal to the control panel to shut down the unit.

Elevator Recall

Smoke detectors located in the Elevator Lobby(s) are required for Elevator Recall of the Elevators back to the designated recall floor (assume First Floor).

Security System

A Security System will be provided for basic security functions for the Public Spaces.
